Reflecting on an exciting 2025 and looking ahead to 2026

As 2025 wraps up, itโ€™s the perfect moment to pause and reflect on a remarkable year for the Lecrรญn Valley. We had the pleasure of helping countless people realize their home and relocation dreams. With the Spanish property market in full motion, our region has clearly been riding the wave. Demand for homes continues to rise, new residents are discovering the charm of our villages, and confidence in the valley is growing faster than ever. What stands out this year is the mix of new residents: both Spanish and international buyers are not only drawn to the beauty of the region for holiday making, but are actively becoming part of village life, reinforcing the unique character that makes the Lecrรญn Valley so special.

Property Trends

The national property market has seen strong growth, particularly fuelled by international buyers, from digital nomads to families. Alongside a notable number of Dutch buyers, influenced by changes in their home countryโ€™s tax system, we are seeing more buyers from Poland, the U.S., and Latin America. Demand exceeds supply, prices are rising, and financing has become more accessible. As a result, buyers are increasingly turning to more affordable areas, including inland Andalusia.

The Housing Market in the Lecrรญn Valley

The same trends are visible here in the Lecrรญn Valley. Buyers from Poland, the Netherlands, Belgium, and the U.S., as well as other European countries, are increasing in number. Remarkably though, more than half of our sales this year went to Spanish buyers! Many newcomers come to live here permanently which we greatly value. The arrival of new families and professionals helps keep the villages vibrant, contributing visibly to the vitality and long-term prospects of the region.

House Prices Continue to Climb

The popularity of the Lecrรญn Valley is reflected in property prices, which rose by 4 to 7 percent this year, depending on the type of home. This increase is expected to continue into 2026. New Places to Eat & Enjoy

2025 also brought a number of fantastic new dining spots, giving the social life in our villages a visible boost. In Melegรญs, the fine dining Restaurant Elysium opened and is attracting more and more attention with its refined cuisine and luxurious suites. Elysium is now also featured in the Michelin Guide 2026, an impressive recognition of its quality and ambition. In the same village of Melegis, La Tabernilla del Valle opened its doors, a cozy bar that has become a real gem for the locals of Melegรญs. In Restรกbal, Cafรฉ Bar Azahar, run by 23-year-old Fran, brings new energy and a sunny terrace for both residents and visitors. Itโ€™s wonderful to see how many new ventures are starting and succeeding, adding fresh dynamism and vibrant social life throughout the valley.

Something Exciting is in the Pipelineโ€ฆ

Amid all the activity in the valley, we are also busy renovating our own properties. The first project is nearing completion and will be ready for sale next year, a special house in Saleres, with details weโ€™re already proud of.

Holiday Closure

Finally, a quick note: our Christmas holidays will run from December 22 to January 6, with our last office day on Friday, December 19.
